Hateco Dong Anh New Urban Area receives investment policy approval

The project, commercially named The InterCentral, is developed by Hateco Group in Vinh Thanh commune (formerly Dong Anh district). Located in the Ring Road 3 area, at the northern gateway to Hanoi, the urban area is oriented towards TOD (Transit-Oriented Development), directly connecting to the stations of two important urban railway lines: Metro Line 4 and Metro Line 6.

According to the investor's representative, the project's development orientation is considered consistent with Hanoi's long-term urban development plan for the next 100 years. The total investment for the project is estimated at approximately 25,228 billion VND. The project aims to create a new urban area with synchronized technical and social infrastructure, providing quality housing, public facilities, and commercial services to meet the living and working needs of the people.

The InterCentral spans over 42 hectares and encompasses various functions. This includes approximately 21,955 m2 of public and mixed-use land; approximately 109,349 m2 of green space, parks, and water features (including a regulating lake of over 72,000 m2); and approximately 126,015 m2 of residential land, comprising both high-rise and low-rise housing. Additionally, land is allocated for schools, healthcare facilities, cultural centers, internal green spaces, internal transportation, and technical infrastructure.

The overall building density is approximately 27%, with a land use ratio of approximately 3.81 times. The buildings range in height from 1 to 60 stories, and the projected population is around 18,000 people. The project is expected to be implemented between Q1/2026 and Q4/2030.

According to the developer's representative, the Hanoi real estate market in recent years has witnessed a strong shift towards new growth poles, with the area north of the Red River still considered a "land with great potential" but not yet exploited to its full potential. In this context, the emergence of The InterCentral urban area realizes the trend of the TOD (Transit-Oriented Development) model: developing optimally dense spaces linked to vital public transportation arteries.

The developer further stated that, thanks to its connectivity advantages, The InterCentral is considered to have the potential to become a "Super Hub," a hub where urban flows intersect, creating a vibrant space for commerce, services, and a modern residential community. In fact, in major cities like Tokyo, London, and Singapore, the TOD (Transit-Oriented Development) model is often associated with the formation of new development centers.

According to the company representative, for the market, legal factors and the developer's capacity play a crucial role in ensuring the stability of a project. In this context, the development of The InterCentral urban area is expected to contribute to changing the face of the northern area of Hanoi and add new supply to the market.

Besides real estate, Hateco Group also invests in logistics, industrial park infrastructure, and seaports. The company has implemented several projects such as the Bac Tien Phong Industrial Park (DEEP C), Hateco Hai Phong International Container Port, and Long Bien ICD (Inland Container Depot). Recently, the joint venture between Hateco Group and AMPT, a member of AP Moller-Maersk Group, was selected as the investor for the Lien Chieu Container Port project in Da Nang with a total investment of over 45,000 billion VND.
